Seasonal HVAC readiness checklist

Before the first hard heating or cooling stretch, check the items a homeowner can safely observe and schedule service for anything that needs testing or equipment access.

Before cooling season

Clear leaves and debris from around the outdoor unit without bending fins or opening panels. Confirm the condensate discharge area is not obviously blocked and install the correct clean filter.

  • Test cooling before the first extreme heat
  • Note unusual outdoor-unit noise
  • Check that supply registers are open
  • Watch for water near indoor equipment

Before heating season

Test heating before freezing weather arrives. For fuel-burning equipment, keep storage away from the furnace and do not block combustion-air or vent openings.

  • Confirm carbon-monoxide alarms are installed and tested according to their instructions
  • Note ignition or shutdown problems
  • Watch for soot, vent damage or unusual odor
  • Keep returns and registers unobstructed

For heat pumps

Test both heating and cooling modes during mild weather. Note thermostat messages, outdoor-unit operation and whether auxiliary heat appears unexpectedly.

Some frost and defrost operation can be normal in heating mode; persistent heavy ice needs service.

Filters and airflow

Use the filter size and type appropriate for the system. A more restrictive filter is not automatically better if the duct system and blower cannot support it.

Do not close many registers to force air elsewhere; that can change system airflow and pressure.

What maintenance can and cannot do

Maintenance can identify operating and visible concerns, but it cannot guarantee that a component will never fail. Ask what was inspected, what was measured and what needs follow-up.
